This is how our markets start to change...

You got to use the 1 week ticker we built on the dashboard. Supply is ticking up to the 500 level, and contract activity is declining. Now the confusion here is to intepret declining deal vol as a weak market. Anything over 300+ deals a week is a very strong market. Anything over 250 is a strong market. So its all relative. Its very hard to sustain a level of 320+ like we have a week or so ago, as that would require a consistent flow of large deal volume and that's just not realistic.

The conclusion here -- similar to how in October John and I were discussing the idea of "peak supply" and the market may be at a turning point for buyers, we could be nearing a point of "peak deal vol", where another turning point may be near..the trend takes time to turn around, so expect the pulse to move higher a bit more and watch out for any change in the slope. Will be discussing...
