Renovations That Hold Up

When you do a quality job they stand the test of time. This unit with a Rent Stabilized tenant was sold at foreclosure about 2 decades ago. We bought the deal, bought out the tenant, and did a very nice restoration job. This included all new electric, new kitchen, extensive plaster and woodwork, bathroom restoration, and some layout changes which required us to have custom millwork to match the original. The only changes I can see from when we delivered the project are:
- Kitchen cabinets painted white (originally clear maple)
- Paint colors in some areas (originally all white)
- Ceiling fans added in bedrooms
- Light fixture in Living Room

I am very proud of how well this renovation has held up and think it shows if you do quality work it withstands the test of time. I also think it shows if you to good period restorations (aside from kitchens perhaps) you don't have to worry about the design work falling out of fashion.

Here is another unit which we saved. Although not Neary as dramatic a renovation it came with some special challenges. We picked it up at a foreclosure auction and closed. But the foreclosed owner waged an impressive legal campaign trying to overturn the sale. He was even able to get the judge to recuse herself with the help of some powerful allies (the judge was formerly in Divorce Court and had angered some men with her decisions).

Even after that was done the Coop refused to let our process servers up to the unit. But that didn't stop them from threatening us with a Pullman Action because smells from the unit were disturbing neighbors. Apparently the foreclosed owner let his dog have free run of the place and never took him out so there were months of dog waste all over. We had to have a hazmat team in to do remediation before anything else.

All floors needed to be removed and it took some research to determine how to remediate the issues with the concrete structural flooring. We installed a new kitchen but we're able to save the marble 1.5 baths hiring a marble restoration specialist. As with the above unit we are proud that 12 years later the unit was resold without any changes to what we delivered.
