This is definitely a seasonality issue. In your market pulse curve, almost every year after Nov, there is an uptick in the Market pulse. See the blue lines at the end of each year.

Yes definitely seasonal element here. Thanks for pointing out. Also to note, we are approaching levels last sen in 2015. So while the trends during this time all show seasonal upticks, mainly ow listing vol + deal vol during hlidays, whats very different this time is how high deal vol is while supply runs seasonal

With the increased supply, the market impulse will come down in the first two months of 2021. Due to the very high initial value at the end of 2021, the market impulse can probably still stay in the seller's market during the first two months of 2022.

It will be interesting to see how the market impulse will go in March of 2022 and later.
