The shares are allotted by the sponsor based on .... something. Never really about fair, per se, vs eliminating free riders. So if you have a unit with a large terrace where a lot of common funds need to be spent on maintaining roof integrity, then monthlies will be *usually* significantly higher than a low floor, interior unit.

Would it be a good idea for an all cash buyer to buy this unit and rent it out for $2,500? Is that a realistic figure in this market? What type of listing discount could an all cash buyer expect on this unit?
