Supply bottoming signal spotted - Sellers beware

Discussed this in depth during my classes with firms that work with UD. Spot the signal indicating a bottom is likely in for supply knowing the listing wave is starting. Existing sellers need to adjust prices now before competition comes online -- who do you think buyers will look at first, your place on the market at same price for 90 days or new stuff? Get er done!

I'm hearing some pushing "no supply" narrative, yet AFAIK we are above the annual low point of what we had 2013 through 2017.

Also, judging from several factors (emails from brokers seeking off market listings, units getting listed as already in contract, closings appearing with no listing, etc) there has been a big rise in the number of units available as pocket listings. So I think the real number of "on market" is higher than the numbers show.
