I did not really understand the first part of this, but re non-professionals, we bought our first apartment in NY from a listing agent who likely spent more of her own money on staging the apartment than she received in commission for selling the apartment. The suit, bag and jewelry she displayed were also significantly worth more than the commission she was going to receive on our sub $1M apartment. How can anyone who needs to actually make a living compete with that?Ask any agent how many times they have heard "I really want to list with you, but my wife's sister's best friend just started working at..."
If those "non-professionals" get 1 listing every 3 years and you're right that they number 27,000 that's still more than the number of deals done last year.
