Noah - not sure where to post this question, so sorry it is irrelevant to this post - but do you have any theories as to why the new listings, contracts signed, and price reductions all seem to follow the same pattern on the streeteasy charts? I know the short term data is not so useful w/out LT trends, and with the slowdown over the holiday the ST activity would normally occur on the same dates, but it seems like even over a longer period the lines are moving in tandem. Does this make sense to you? Thanks.

anon - yea, your the 2nd to bring that up. Not sure. All I know is that their data collections method are mix of direct data feeds and web scraping. All updates are done during wee hours in morning and we pull AFTER that update, so for most part everything is 24 hours delayed.

Contracts signed data is probably off on timing, as no agent updates their webad quickly, I do, but not many. Most wait a few weeks to try to get a buyer to call. All 3 categories seem pretty close, so Ill keep eyes on it and bring it up to them as more data is collected.

I think this tool will be good for trends once we have 6 months collected. During that time, Ill work to fine tune the data. But keep the observations coming! Thx
