East 87th...the price looks good but something that strikes me here is if the apartment, being it's on the 26th floor, has a premium built in for "Southern Views", Related is building a tower on 86th street, and will likely block any views this apartment may have had to the south.
A search of North Facing units on 150 East 85th also reveals a firesale...
