Mortgage rates dipped a little bit last week and showed some signs of improving. Here are the rates for today:

30 Year Fix (Under $417k): 6.125%

30 Year Fix (Over $417k): 6.25%

7/1 Adjustable Rate Mortgage: 6%

5/1 Adjustable Rate Mortgage: 5.875%
