UWS Studio For $199,000: Is it True..?

A: Yes, its true. It's been a while since I saw a studio priced so low in this area. If a buyer comes to me asking for a studio under $200,000 in the West 70's near Central Park, that allows pied-a-terre's and has monthlys around $400, I would say good luck. But thats just me. Question is what is wrong with this one that is only 3 days on the market? Or is it just a good deal considering the alternatives?

First Came on Market: 1/23/2007
Asking Price: $199,000
maintenance: $402
Size: Small
PPSF: N/A
Marketed By: Jill Sloan of Halstead

Thats only ACTIVE listing this bldg right now..
No OFAC or CSGN in bldg. Last 2 sales I see are 1BR (APT 5A) asking $730K and 2C, another 1BR that was asking $295K. Not sure what they sold for or exact size.

Wow, that is a small space. But you cannot argue with the location, as it's the most charming block on the UWS. The question for me is does the coop board allow sublets or pied a terre's because the space is perhaps too small to live in for a long period.
