So What's The Deal With Dumbo, Brooklyn Anyway...

WHAT A VIEW...from this tiny little undiscovered gem located in a very up-n-coming neighborhood in Brooklyn.

Dumbo, Brooklyn, as a close friend of mine put it, "...reminds me a lot of Soho/Tribeca in NYC, just with no retail stores, and a great waterfront view." While I agree with most aspects of this statement, I think Dumbo has some work to do to make its name live up to the expectations of its investors.

In the restaurant category I give Dumbo props. You got some great little places there including MISO at 38 Main Street, RICE at 81 Washington Street, SUPERFINE at 126 Front Street, WATER ST RESTAURANT at where else but 66 Water Street, the nearby and alwasy wonderful RIVER CAFE at 1 Water Street, the famous BUBBY'S at 1 Main Street, and FIVE FRONT at 5 Front Street.

Would the 'Real Patsy's Please Stand Up' restaurant, otherwise known as GRIMALDI'S PIZZERIA is a no-brainer over on 19 Old Fulton Street. Finally, for you chocolate lovers, I give you JACQUES TORRES CHOCOLATES on 66 Water Street, between Main & Dock Streets. Just go there and you'll see!

Another BIG plus, you are steps to the subway station taking you right into Lower Manhattan, to ANY major artery for re-connecting to your needed subway line. At HIGH STREET you have the A & C trains to FULTON STREET, while on YORK STREET you have the F Train to UNION SQUARE. It couldnt be easier! If it takes you right to Manhattan, and you have the view and the neighborhood charm, your on the right track towards building your wealth by getting in early!!

Now for the darker side of DUMBO. There aren't many CLEANERS, DAY SPA'S (for the ladies), DOG WALKERS, or CHILD DAY CARE CENTERS. There's probably a few different food styles that you have gotten used to here in Manhattan, that you won't find in Dumbo. Its tough, I know. But this should gradually change. With buildings going up everywhere, the closest to completion being 70WASHINGTON STREET, this is sure to change. When the people arrive, so will the businesses. So have the vision, and buy for the 4-6 year range and you should do just fine in Dumbo, Brooklyn!

How would you rate the Washington Heights/Inwood area on your list of up-n- coming areas? Would you rank it higher or lower than the South Bronx?

I'm an Appraiser...
recently appraised a 700 plus sq.ft. Condo above 24thh floor of new building in Dumbo with full Panoramic, SW,W,NW Manhattan Skyline and Waterviews on Jay Street.
Underwriter is in California.
#1 do you have a blurb published or not about Dumbo area upcoming,gentification,possible similarity to Soho/Tribeca or value, appreaciations etc. Imay extent to underwriter as a local area Broker opinion.

Do you have any Similar Sq.Ft. in 85 Adams Street with views as this Condo Project is young and appears as a similar building to Jay Street Subject in photos.
Have some sales listed but can't seem to access info on Cocoran Web. Site
Only need recent Time of Sale with similar sq. ft, and perhaps Maintenance charge if known.
Any help would be greatly appreachiated.
